Sekitar Majlis Pertunangan Amy - Tmn Samudera

Hari ni jadual aku penuh.. pagi aku kena jaga anak sampai tengahari sebab wife aku kijer.. bila dia balik aku gi umah Amy kat Tmn Samudera ada majlis pertunangan dia.. sampai sana org baca yasin dah balik.. so tak berapa ramai sangat org masa tuh.. majlis tak start lagi.. lamer jugak aku tak gi umah dia.. nasib baik dia kenal lagi dgn aku.. hehehe (jgn marah amy)..
Kalau gi mana2 sekali pun aku tetap akan fikir pasal makanan.. sebab aku suka makan.. kat umah Amy aku makan nasik beryani.. fuhh dia punya rendang daging dia ada klassss!!! sedap giler.. memang masuk lah dgn selera aku.. siap buleh bawak balik lagi.. satu lagi yg aku paling berkenan dadih laici.. 4 kali tambah tuh.. aku nak suruh bini aku tanya mak dia macamana nak buat.. memang sedap giler..
Pukul 4 lebih biler muka aku dah toya dan perut pun dah macam buaya.. aku balik.. plan asal nak gi PJ amik roadtax dgn singgah opis sekali.. tapi tak jadi sebab dah letih dan rasa macam bantal kat umat tuh dah memanggil2...

Majlis menyarung cincin.. akibat terlalu gembira, Amy tidak dapat menembunyikan perasaan gembiranya.. sebab itulah dia berpura2 memejamkan matanya..


Inilah nasib aku bila wife aku dah jumpa kawan rapatnya..


Dari kiri, bekas tunang aku tengah mendukung anak aku, Ashraff dan Amy yang anggun pada hari itu..


Sarang burung nilah yang menjadi saksi cinta Amy dan juga tunangnya.. Untuk pengetahuan semua, sarang burung ni tak ada dijual dimana2.. kalau nak tempah sila hubungi Amy.

Balik Kampung - Projek Kelapa Sawit Meeting

Hari ni aku bangun pagi sebab nak balik kampung.. balik berdua jer.. dgn Ashraff. Tujuan utam nak bincang pasal projek penanaman kelapa sawit kat tanah peninggalan arwah bapak.. total 8 ekar..
Pukul 7.30pg - bertolak ke Purajaya sebab nak balik dgn Abg Har.. sampai hentian serdang beli mee goreng and nasi lemak.. lapar.. sampai putrajaya makan dulu sebelum balik..

Pukul 8.30pg - bertolak balik kg - jumlah peserta balik kg cuma 3 org. kenapa 3 org sebab nak cepat nak balik hari.. lagi satu balik bukan suka2 sebab ada meeting..

Pukul 10.30pg - Sampai sg mati.. singgah kat Syamira owner sebab nak bincang pasal penjualan kayu getah .. harga kayu jatuh.. dulu ada org offer dekat RM12K pastu dapat tau sekarang cumaRM4.5K.. Abg Ali akan cari buyer dengan bid paling tinggi.. itu kena serah kerja kat dia.. belum ada keputusan lagi.. dia akan update pengurus operasi dan aku selaku pengusaha kemudian bila dapat buyer.. dalam masa yg sama kita org tukar pelan pengagihan syer. Buat paperwork and calculation (projection figure). tengok macam untung ciput jer.. kena cover dgn tanaman kontan..projection yg tu kena kira kemudian sebab manual ada kat putrajaya. lepas tu bila call tuan pengerusi dia setuju untuk biarkan kita org uruskan projek ni untuk tanah belakang rumah.. next projek untuk tanah Rahiban kena bincang lagi dgn dia samada kita org layak lagi atau tidak.. kalau aku rajin bila dah start projek tu nanti.. kena bukak blog untuk update progress..
Kak Isah dah siap masak.. makan nasi lemak dgn sambal udang.. sedap jugak kakak aku masak.. kalau tak sedap takkan bukak warung!

Pukul 11.30pg - sampai kg.. dapat aduan tv kat kg tu dah rosak sebab terbakar.. pegi pekan hantar repair.. balikdari Medan terus aku pg umah Cik Sairi.. dengar cerita dia buat rumah baru.. tapi ada masalah.. masalah tu tokleh citer kat sini pnc.. Dlam masa tu bincang dgn cik Sairi pasal sesapa yg buleh beli kayu getah belakang umah tuh.. (rambutan kat umah dia memang sedap!)

Pukul 6.30 ptg - Pegi Medan amik tv kena RM70 .. tukar IC kata cina tuh.. singgah tempat SHahlan kena Soto (sate & soto yg the best in town). Malam ni plan asal nak gi kenduri umah cik yam.. tapi tak jadi takut lambat balik KL.

Pukul 9.00mlm- balik KL semula.. dalam kereta memacam perbincangan tentang projek tuh.. yg pasti kena betul2 buat sampai jadi especially projek kontan tuh.. itu yg paling make money sekali..

Pukul 12.30pg aku sampai umah.. letih..layan facebook aku tidur..

Malam Yang Rushing!



Malam ni terkejar2.. nak beli buku pastu nak makan malam.. sebab cari parking pun lama pastu kena pulak cari buku tak jumpa.. makan pun kena bungkus bawak balik.. sampai rumah pun tepayaki tu dah tak berapa sedap.. tapi sesah jer lah.. lapar punya pasal.

Assalam Mu’alaikum Wbrth! Dan Salam Sejahtera! Sahabat2 semua yang Islam Dan juga yang Bukan Islam…
Bacalah E mail ini dari sahabat yg menetap di US:
‘Seorang doktor di Amerika Syarikat telah memeluk Islam kerana beberapa keajaiban yang ditemuinya dalam penyelidikannya. Dia amat kagum dengan penemuan tersebut, sehingga tidak dapat diterima oleh akal fikiran.
Dia adalah seorang Doktor Neurologi. Setelah memeluk Islam, dia amat yakin akan perubatan secara Islam Dan dengan itu telah membuka sebuah klinik yang bertemakan ‘Perubatan Melalui Al-Qur’an’. Kajian perubatan melalui Al-Qur’an membuatkan ubat-ubatannya berteraskan apa yang terdapat di dalam Al-Qur’an. Di antara kaedah-kaedah yang digunakan termasuklah berpuasa, madu lebah, biji hitam (black seed) Dan sebagainya.
Apabila ditanya bagaimana dia tertarik untuk memeluk Islam, maka doktor tersebut memberitahu bahawa semasa beliau melakukan kajian urat saraf, terdapat beberapa urat saraf di dalam otak manusia yang tidak dimasuki oleh darah. Padahal setiap inci otak manusia memerlukan darah yang cukup untuk berfungsi secara normal.
Setelah membuat kajian yang memakan masa, akhirnya beliau mendapati bahawa darah tidak akan memasuki urat saraf di dalam otak manusia melainkan pada ketika seseorang itu sedang sujud semasa mengerjakan Sembahyang!!!. Urat tersebut memerlukan darah hanya untuk beberapa sukatan yang tertentu sahaja. Ini bermaksud bahawa darah hanya akan memasuki urat tersebut mengikut kadar sembahyang waktu yang diwajibkan oleh Islam……. Begitulah keagungan ciptaan Allah!!!
Tidak menunaikan sembahyang , akan otaknya tidak akan dapat menerima darah yang secukupnya untuk berfungsi secara normal!!!
Oleh yang demikian, kejadian manusia ini sebenarnya adalah untuk menganuti agama Islam ’sepenuhnya’ kerana sifat fitrah kejadiannya memang telah dikaitkan oleh Allah dengan agama-Nya yang indah ini.’

* Kalau rajin .. Tolong sebarkan maklumat ini kepada saudara Muslim - Muslimat yang lain agar menjadi amalan kepada Kita semua. Ilmu Yang bermanfaat ialah salah satu amal yang berkekalan bagi orang yang Mengajarnya meskipun dia sudah mati.

Api Neraka Padam Disirami Air Mata

Rasulullah S.A.W telah bersabda, "Bahawa tidak akan masuk neraka orang menangis kerana takut kepada Allah sehingga ada air susu kembali ke tempat asalnya."

Dalam sebuah kitab Daqa'iqul Akhbar menerangkan bahawa akan didatangkan seorang hamba pada hari kiamat nanti, dan sangat beratlah timbangan kejahatannya, dan telah diperintahkan untuk dimasukkan ke dalam neraka. Maka salah satu daripada rambut-rambut matanya berkata, "Wahai Tuhanku, Rasul Engkau Nabi Muhammad S.A.W telah bersabda, sesiapa yang menangis kerana takut kepada Allah S.W.T, maka Allah mengharamkan matanya itu ke neraka dan sesungguhnya aku menangis kerana amat takut kepada-Mu."

Akhirnya Allah S.W.T mengampuni hamba itu dan menyelamatkannya dari api neraka dengan berkat sehelai rambut yang pernah menangis kerana takut kepada Allah S.W.T. Malaikat Jibril A.S mengumumkan, telah selamat Fulan bin Fulan sebab sehelai rambut." Dalam sebuah kitab lain, Bidayatul-Hidayah, diceritakan bahawa pada hari kiamat nanti, akan didatangkan neraka jahanam dengan mengeluarkan suaranya, suara nyalaan api yang sangat menggerunkan, semua umat menjadi berlutut kerana kesusahan menghadapinya. Allah S.W.T berfirman yang bermaksud, "Kamu lihat (pada hari itu) setiap umat berlutut (yakni merangkak pada lututnya). Tiap-tiap umat diseru kepada buku amalannya. (Dikatakan kepadanya) Pada hari ini kamu dibalasi menurut apa-apa yang telah kau kerjakan." (Surah al-Jatsiyah ayat 28)

Sebaik sahaja mereka menghampiri neraka, mereka mendengar kegeraman api neraka dengan nyalaan apinya, dan diterangkan dalam kitab tersebut bahawa suara nyalaan api neraka itu dapat didengar sejauh 500 tahun perjalanan. Pada waktu itu, akan berkata setiap orang hingga Nabi-nabi dengan ucapan, "Diriku, diriku (selamatkanlah diriku Ya Allah) kecuali hanya seorang nabi sahaja yang akan berkata, "Umatku, umatku." Beliau ialah junjungan besar kita Nabi Muhammad S.A.W. Pada masa itu akan keluarlah api neraka jahim seperti gunung-gunung, umat Nabi Muhammad berusaha menghalanginya dengan berkata, "Wahai api! Demi hak orang-orang yang solat, demi hak orang-orang yang ahli sedekah, demi hak orang-orang yang khusyuk, demi hak orang-orang yang berpuasa, supaya engkau kembali."

Walaupun dikata demikian, api neraka itu tetap tidak mahu kembali, lalu malaikat Jibril berkata, "Sesungguhnya api neraka itu menuju kepada umat Muhammad S.A.W"

Kemudian Jibril membawa semangkuk air dan Rasulullah meraihnya. Berkata Jibril A.S. "Wahai Rasulullah, ambillah air ini dan siramkanlah kepadanya." Lalu Baginda mengambil dan menyiramkannya pada api itu, maka padamlah api itu. Setelah itu Rasulullah S.A.W pun bertanya kepada Jibril A.S. "Wahai Jibril, Apakah air itu?" Maka Jibril berkata, "Itulah air mata orang derhaka di kalangan umatmu yang menangis kerana takut kepada Allah S.W.T. Sekarang aku diperintahkan untuk memberikannya kepadamu agar engkau menyiramkan pada api itu." Maka padamlah api itu dengan izin Allah S.W.T.

Bank Statement & Nasi Lemak Tang Chao



Hari ni sungguh sibuk.. bukan pasal kerja tapi menguruskan loan yang aku nak apply.. kena siapkan epf staement, bank statement and etc. Hari ni aku kuar opis awal gi public bank pergi dapatkan bank statement.. process sungguh cepat sekali.. mintak 3 bulan bagi 4 bulan.. tanpa apa2 bayaran.. (Ms Tamil bgtau jgn bgtau org lain.. sebab selalu kena charge RM10) Thanks Ms Tamil.. mungkin dia happy sebab haritu dia baru dapat gaji..
Lepas tu aku gi makan kat Tang chao.. Nasi Lemak Tang Cahao with Beef rendang. duduk sesorang pastu Rozi and Farah lalu and join makan.. takdelah aku makan sesorang.. sebab dah jadi makan tetiga orang..

Kuar rumah pukul 1 lebih gi opis Azlina dulu.. nak test printer cable converter. tak buleh la pulak.. terpaksa cari kat kedai komputer.. dah la semalam kena gi digital mall!


Selepas lepak2 dan pusing2 terus gi kat JM Briyani Tesco Ampang.. sampai punyalah org ramai.. bila dapat tempat duduk.. mamat pelayan tu kata.. " bg buleh tunggu lagi setengah jam.. lauk abis lah" sakitnya hati aku terpaksa aku kuar pusing2 ( tak tau nak buat apa aku gi dunkin donut alas perut si Ashraff dulu sambil nengok livina test car)


Lepas pusing aku gi balik kat JM nak melantak sebab lapar sangat..


Fuh akhirnya aku dapat jugak buku nih.. memula gi Popular book store tak ada.. gi kat MPH baru ada..

Kesibukan yg amat!

Minggu ni aku betul2 sibuk.. sibuk tu dah la satu hal. nak update blog ni pun bercinta jugak.. malas yang amat.. bukan apa kalau aku update aku nak kena upload gambar sekali.. nak sambungkan handphone dgn pc pun aku malas.. sebab apa? sebab aku malas.. hari ni aku rajin sikit.. kira ok jugak lah... update seminggu punyer dari aku update 4 tahun setengah sekali punyer..
Bila la pulak aku nak buat projection untuk projek koperasi Nor Hassan nih? dah nak janji nak buat paper work untuk tuan pengurus operasi nak buat.. nak kena buat cepat la nampaknya... tapi adakah aku ada masa nak buat ? (alasan org malas)

Hari ni kuar KL.. nak release tension.. gi sogo ada sale dengan cari baju raya sekali untuk anak2.. macam tahun lepas jugak.. aku akan beli raya aka baju jalan untuk anak2 sebulan sebelum posa.. banyak faedahnya.. bila raya takdelah sederap kuar duit tuh banyak.. dulu untuk Ashraff sorang je RM*** lebih.. alah anak seorang.. apa nak kira.. sekarang anak 2 orang.. Ashraf punya portion tetap lebih kurang sama.. ditambah dengan adiknya dekat2 nak double.. nasib baik perbelanjaan dikongsi bersama dgn isteri tercinta.. hahaha kalau tak tentu aku dah lama botak kat tengah kepala..

5 Ways To Negotiate More Effectively



"What's your best price?"

"That's too expensive."

"Your competitor is selling the same thing for…."

Most salespeople and business owners hear statements like this every day. That means it is important to learn how to negotiate more effectively. Here are five strategies that will help you improve your negotiation skills and drive more dollars to your bottom line:

1) Learn to flinch.

The flinch is one of the oldest negotiation tactics but one of the least used. A flinch is a visible reaction to an offer or price. The objective of this negotiation tactic is to make the other people feel uncomfortable about the offer they presented. Here is an example of how it works.

A supplier quotes a price for a specific service. Flinching means you respond by exclaiming, "You want how much?!?!" You must appear shocked and surprised that they could be bold enough to request that figure. Unless the other person is a well seasoned negotiator, they will respond in one of two ways; a) they will become very uncomfortable and begin to try to rationalize their price, b) they will offer an immediate concession.

2) Recognize that people often ask for more than they expect to get.

This means you need to resist the temptation to automatically reduce your price or offer a discount. I once asked for a hefty discount on a pair of shoes hoping to get half of what I asked for. I was pleasantly surprised when the shop owner agreed to my request.

3) The person with the most information usually does better.

You need to learn as much about the other person's situation. This is a particularly important negotiation tactic for sales people. Ask your prospect more questions about their purchase. Learn what is important to them as well as their needs and wants. Develop the habit of asking questions such as;

• "What prompted you to consider a purchase of this nature?"

• "Who else have you been speaking to?"

• "What was your experience with…?"

• "What time frames are you working with?"

• "What is most important to you about this?"

It is also important to learn as much about your competitors as possible. This will help you defeat possible price objections and prevent someone from using your competitor as leverage.

4) Practice at every opportunity.

Most people hesitate to negotiate because they lack the confidence. Develop this confidence by negotiating more frequently. Ask for discounts from your suppliers. As a consumer, develop the habit of asking for a price break when you buy from a retail store. Here are a few questions or statements you can use to practice your negotiation skills:

• "You'll have to do better than that."

• "What kind of discount are you offering today?"

• "That's too expensive." Wait for their response afterwards.

• Learn to flinch.

Be pleasant and persistent but not demanding. Condition yourself to negotiate at every opportunity will help you become more comfortable, confident and successful.

5) Maintain your walk away power.

It is better to walk away from a sale rather than make too large a concession or give a deep discount your product or service. After attending my workshops, salespeople often tell that this negotiation strategy gives them the most leverage when dealing with customers. However, it is particularly challenging to do when you are in the midst of a sales slump or slow sales period. But, remember that there will always be someone to sell to.

Negotiating is a way of life in some cultures. And most people negotiate in some way almost every day. Apply these negotiation strategies and you will notice a difference in your negotiation skills almost immediately.

The chapters are dedicated to each of the habits, which are represented by the following imperatives:

  1. Habit 1 - Principles of Personal Choice: Covey emphasizes the original sense of the term "proactive" as coined by Victor Frankl. You can either be proactive or reactive when it comes to how you respond to certain things. When you are reactive, you blame other people and circumstances for obstacles or problems. Being proactive means taking responsibility for every aspect of your life. Initiative and taking action will then follow. Covey also argues that man is different from other animals in that he has self-consciousness. He has the ability to detach himself and observe his own self; think about his thoughts. He goes on to say how this attribute enables him: It gives him the power not to be affected by his circumstances. Covey talks about stimulus and response. Between stimulus and response, we have the power of free will to choose our response.
  2. Habit 2 - Principles of Personal Vision: This chapter is about setting long-term goals based on "true north" principles. Covey recommends formulating a "Personal Mission Statement" to document one's perception of one's own vision in life. He sees visualization as an important tool to develop this. He also deals with organizational mission statements, which he claims to be more effective if developed and supported by all members of an organization rather than prescribed.
  3. Habit 3 - Principles of Integrity & Execution: Covey describes a framework for prioritizing work that is aimed at long-term goals, at the expense of tasks that appear to be urgent, but are in fact less important. Delegation is presented as an important part of time management. Successful delegation, according to Covey, focuses on results and benchmarks that are to be agreed in advance, rather than on prescribing detailed work plans. Habit three is greatly expanded on in the follow on book First Things First.
  4. Habit 4 - Principles of Mutual Benefit: An attitude whereby mutually beneficial solutions are sought that satisfy the needs of oneself as well as others, or, in the case of a conflict, both parties involved.
  5. Habit 5 - Principles of Mutual Understanding: Covey warns that giving out advice before having empathetically understood a person and their situation will likely result in that advice being rejected. Thoroughly listening to another person's concerns instead of reading out your own autobiography is purported to increase the chance of establishing a working communication.
  6. Habit 6 - Principles of Creative Cooperation: A way of working in teams. Apply effective problem solving. Apply collaborative decision making. Value differences. Build on divergent strengths. Leverage creative collaboration. Embrace and leverage innovation. It is put forth that when synergy is pursued as a habit, the result of the teamwork will exceed the sum of what each of the members could have achieved on their own. “The whole is greater than the sum of its parts.”
  7. Habit 7 - Principles of Balanced Self-Renewal: Focuses on balanced self-renewal: Regain what Covey calls "production capability" by engaging in carefully selected recreational activities. Covey also emphasizes the need to sharpen the mind.

Mlm ni aku rasa bosan. Nk tido, awal lg. Nasib baik ada badminton sok. Dpt la jugak melepaskan boring. Bila la agaknya aku buleh bercuti utk melepaskan beban kije dan lupakan masalah lain. Okla aku nk pi packing beg badminton and baju utk sok.
