Perjalanan Masih Jauh

Hari bukan hari yang menggembirakan buat aku. Mood aku hari ni pun tak berapa nak bagus..
Walaupun aku bercuti tapi itu adalah hanya pada nama aje. Kepala aku ni dok memikir jugak perkara2 seperti dibawah sana;
1. Projek2 kat office yg tak siap2 dan kerja yg melambak2
2. Pasal anak nak sekolah kat mana tahun depan. Nak cari yg dekat dgn rumah tp kat mana?
3. Nak pindah rumah tapi kat mana? Aku tak jadi nak duduk Selayang sbb ingat nak jual rumah tu.
4. Projek nenas yg nak kena follow up, banyak kije yg tak siap lagi spt baja, memagar, meracun rumput
5.Pasal stevia punyer sales, dah lama tak meniaga kat Pasar Tani sbb banyak urusan so dah banyak minggu cuti. Stok kat kedai2 kat Serdang, Shah Alam, Bangi dan Putrajaya dah lama tak gi check and collect duit. Sapa nak pegi?
6. Masalah anai2 kat rumah.
7. Pasal urusan dgn En David si real estate mlm tadi tak berjaya.

Serabut betul aku.. Hai apa nak buat.. Dah nasib badan aku.. And aku cuba selesaikan satu persatu kerja aku.. Kalau tak focus, satu benda pun tak jalan. Perjalanan masih jauh dan aku kena bersabar. Takde mood tetap takde mood. Tak sabar nak tunggu Sabtu ni.. Nak gi jalan nak releasekan tension..

Alhamdullillah.. Permohonan bantuan projek Nenas aku dah diluluskan oleh kerajaan Nenas. Bantuan berbentuk wang ringgit dan baja utk 2 tahun bernilai RM XX, XXX akan aku terima dalam masa sebulan lagi. Kurang la sikit beban aku nak menanggung perbelanjaan projek ni.. Duit yg aku dapat boleh la aku rolling stone dulu.. Ngeh ngeh

Esok aku cuti.. and perkara yang paling best dalam hidup adalah cuti.. dan biler cuti, mesti kena off phone aku.. kalau tak off maknanya aku kena bekerja dari rumah..
esok aku ada appoinment dgn real estate agent kat Tmn Samudra.. nak pegi site visit and then discuss further apa yang patut.. keputusan 50-50

BUYERS GUIDE TO BUY A PROPERTY AT AUCTION

1. Be familiar with the property

Identify those property lots which suit your needs and interest you and make necessary arrangement to survey the subject property.

2. Survey the Property

Work out on how much you can afford with your finances at maximum price that you intend to buy at auction. Remember that if your bid is successful, you will need to put down a 5% or 10% deposit (bank draft) immediately from the reserve price and be prepared to ‘top up’ the different of the amount if the final auction price moves up from the reserve price.

3. Investigate the property

Find out the enquires you need. This includes outstanding bills (electricity, water & quit rent, maintenance charges) owing by the owner. Arrange legal assistance either with the Solicitors, State Authority or call the Auctioneer’s office to obtain the information needed and understand the Condition of Sale of the property in order to prepare yourself during the auction day.

5. Prepare the bank draft

At the auction day, bring along a bank draft of 5% or 10% deposit (as stated in the Proclamation Of Sale) of the reserve price, I/C or any other relevant documents and register at the counter. It is not advisable to bring cash deposit. Bidding card will be given to identifying you as a bidder of the subject property. Obtain a copy of Condition Of Sale for your easy references.


6. Check or Call us for documents requirements on the auction day

For an individual bidder:-
1. A photocopy of bidder NRIC card (both sides).
2. Bank Draft 5% or 10% from the reserve price with extra cash.


For a Corporation:-
1. A certified true copy of the company’s Memorandum and Articles of Association.
2. Bank Draft 5% or 10% from the reserve price with extra cash.
3.Form 44, 24 and 49.
4. Board of Director’s Resolution.

For Agent / Representative
1. Letter of Authority from the intending Bidder.
2. A photocopy of bidder NRIC card (both sides).
3. Bank Draft 5% or 10% from the reserve price with extra cash.


On the auction day please arrive one hour before auction starts.

7. Read and Understand the condition of sale

Read and fully understand all the terms and conditions of sale. make necessary enquires with the relevant authorities and the developer on the terms and conditions of the consent to the sale herein.

8. Bid for your property

The Auctioneer will start announce the details of the property to be auction and it’s reserve price. Identify the lot of the property that you have come to buy and start raising your card and bid for the property. Remember, the successful bidder is identified as the highest and last bidder once the Auctioneers hammer falls by announcing “calling once, calling twice and the last call –SOLD!. The subject property is successfully sold to the highest bidder price.

9. Congrats for you as a successful bidder

Successful bidder of the subject property has to sign the contract given to them.

10. Signing the contract with us

The contract will then has to be stamped and the stamping fee will be charged RM50.00. The Stamped Contract indicated legal binding documents. You will be advised to collect the contract at the time given to allow you to seek for a bank loan if needed. You have either 90 or 120 days from the date of the auction depending on terms and conditions stated in the Condition of Sale to settle the balance of the purchase price.


Remember! Auctions are just an alternative way of buying property as simple as the above stated procedures.

Hari ni aku kerja half day kerana disebelah petang aku ada invitation ke MIFB 2010 di PWTC.
Jalan sambil cari makan and opportunity jika ada machine yg buleh digunakan di DUtch Lady.. kira penat jugak la aku berjalan.. tetapi balik dari exhibition aku sempat lari gi agent Ultra Racing utk sambung pasang REAR ANTI ROLL BAR dan REAR MEMBER BRACE. semalam cuma sempat pasang FRONT STRUT BAR jer (ada lagi tak pasang, FRONT LOWER BAR and FENDER BAR tangguh bulan depan sebab budget dah lari ngeh ngeh).

However, if you are a keen driver, you will be able to get far better handling out of your car by fitting a couple of other accessories to it. The first thing you should look at is a strut brace. When you corner, the whole car's chassis is twisting slightly. In the front (and perhaps at the back, but not so often) the suspension pillars will be moving relative to each other because there's no direct physical link between them. They are connected via the car body, which can flex depending on its stiffness. A strut brace bolts across the top of the engine to the tops of the two suspension posts and makes that direct physical contact. The result is that the whole front suspension setup becomes a lot more rigid and there will be virtually no movement relative to each side. In effect, you're adding the fourth side to the open box created by the subframe and the two suspension pillars.

Is there a need to have our vehicle chassis strengthened?

The chassis of the car is the part which experiences the most of the abuse from the driver. It is particularly due to the weight transfer of the vehicle body during fast cornering, hard braking or hard acceleration. In some instances, the weight transfer during cornering may cause one side of the vehicle to experience as much as 3 times more force than the other side of the vehicle, causing enormous chassis flex/ vehicle body deformity and twist, consequently causing tires to lose grip. Deformity and twisting of the vehicle chassis during cornering may cause negative handling traits such as understeering and oversteering.



As most modern cars go, car manufacturers employ the FF (Front engine, Front wheel drive) setup for improving driver and passenger safety. The natural behavior of an FF car is to have a slight understeer, due to its heavier front end. Understeer happens when the front wheels lose their traction and won't turn any sharper, even when the steering is being corrected to turn the car more. This will cause the car to go wide instead of following the line. Understeer can be corrected by stiffening the rear end of the vehicle by adding a Rear Strut Bar and a Rear Anti Roll Bar.

Oversteer is when the rear tires lose grip and causing the rear end of the vehicle slides out of a corner. This phenomenon happens particularly to FR (Front engine, Rear wheel drive) or RR (Rear engine, Rear wheel drive) cars. Oversteer can be corrected by stiffening the front end of the vehicle by adding Front Strut Bars and Front Anti Roll Bars.


What is Chassis Flex?

With a strengthened chassis, the vehicle will react better to tuning changes. The improvement is particularly obvious over a hard suspension setting. The chassis is also able to cope better after the engine upgrades and Braking System upgrades. A strengthened chassis, by Chassis Strengthening Technology, will also protect the vehicle platform to allow it to last longer under hostile conditions, especially for monocoque vehicle platform.

Fever, Demam, Tak Sihat, Panas Badan (lagi apa?)

Sejak dari hari Sabtu aku kena demam batuk dan selsema, 1 package la kiranya.. hari ni aku pegi kerja dengan penuh berat hati.. kalau tak mengenangkan kerja penting yg perlu aku selesaikan, takde maknanya aku nak datang..
Bila masuk tengahari.. aku dah mula tak boleh tahan and terus text my boss yg menyatakan aku half day.. terus balik rumah.. disebabkan aku sakit so aku tokleh taip panjang2 sbb jari aku lemah..


Ini adalah lauk makan tengahari.. hari ni kira aku makan makanan eksotik, ada urat kaki sapi, belut goreng dan ikan timah.. sedap juga ( walaupun batuk tapi selera tetap ada)

PNB investment

Hari ni sibuk lagi.. macam biasa kerja kat Dutch Lady mesti kena attend meeting dari pagi sampai petang.. paper work tokleh nak buat.. so hari ni ada seminar dari PNB dan aku curik2 ayam (ada ker) untuk dengar apa yg diorang cerita..

Selain dari product ASB yg diorang ada.. PNB menawarkan pindahan wang dari KWSP ke akaun ASW dan ASD.. sebelum ni aku pun tak tau yg kita buleh transfer KWSP ke ASW atau ASD.. tapi bila diorang introduce banyak jugak benefitnya.. konsepnya sama saja macam Unit trust cuma unit trust tu very risky dan ikkut up and down harga saham..
kalau ASD dan ASW ni lebih kepada jaminan yg kapital kita tak akan diusik kalau kegawatan ekonomi sekali pun.. of coz lah ASB yg tertinggi setakat ni dalam pembayaran dividen tapi selepas di rekomenkan oleh diorang aku memilh ASW sebagai pelaburan persaraan aku.. formula senang jer.. Balance akaun 1 kita akan di tolak reserve amount mengikut umur dan 20% buleh dipindahkan pada baki selepas ditolak amount reserve.
contoh kalau baki akaun 1 ada RM100K (ni contoh bukan betul2) dan umur 33 tahun macam aku.. RM100K-24K(amount reserve) = RM76K X 20% = RM15k ++ jer yg buleh di pindahkan untuk pelaburan di ASW. so senang takyah kuar duit pun sebenarnya..

Diary Syaaban Saifuddin - Selasa

Hari ni sibuk... pagi baru nak buat kerja sikit..dah ada meeting kat Marketing, pasal project CRM.. budget RM100K je so aku kena join the negotiation with supplier after the presentation..
meeting punyer meeting, tgk jam dah pukul 12 tghari.. terpaksa cari makan yg dekat2 jer.. hari ni menu mee rebus jer.. tak lalu nak makan nasik..
lepas makan kul 215pm.. masuk meeting lagi.. pasal Turbo compressor UMW yg baru dibeli tapi tokleh pakai lagi sbb ada accessories yg nak kena beli.. harga RM150K.. projek ni bukan bawah tangan aku.. tapi dari tahun lepas lepas tu ada masalah... dan sekarang aku kena take over sebab org lamer dah berhenti.. so berbuaih mulut aku dah pening jugak nak memahamkan pasal technical thing utk benda UMW nih.. tapi ok gak.. lamer aku paham jugak..
habis meeting.. masuk meeting lagi pukul 3pm lebih.. pasal contract access door kat production.. tengah meeting tetiba warehouse exec iaitu tuan Hj call aku.. ada Hoist (lift angkat barang) jatuh dari tingkat UHT plant.. 8 meter beb.. tinggi giler.. kedegang jatuh ke bawah.. semua sebab wire rope dah putus.. kalau ada org kat bawah sure mati punyer...
aku terus bergegas ketempat kejadian sebab nak arrange contractor datang check.. mesti dia akan di tiyau(bahasa cine) sebab preventive maintenance tak buat betul2..

sementara menunggu aku gi pulak kat kawasan pembuangan besi buruk sebab nak tengok tangki nitrogen dan racking lama untuk di jual... hai sapa la yg akan jadi mangsa aku untuk dipaksa beli benda ni... buyer ada ramai tapi semua nak beli murah2.. tu yg benda tu melonggok dan terpacak kat situ tak terjual2.. since bekas pemain belanda AVB Van Persie dah arahkan aku jual.. maka lebih baik aku cepat2 sebab dia mintak tolong dengan muka yg senyum dan aku takut dia tanya lagi... hi penat sungguh hari ni.. penat sebab banyak berjalan.. kalau di kira mungkin aku dah berjalan sampai Bukit Kayu Hitam (ye latuh)..

Diary esok.. setengahari kena kuar gi visit buyer (scrap powder) punyer factory kat subang 2 dan juga sg Buloh.. tak tau balik pukul berpa.. masalahnyer.. bila la aku nak menjenguk quotation yg melambak2 dan mintak utk di evaluate.. org cuma tau nak barang cepat jer.. dia tak tau aku buat kerja sorang2 dan bukannyer 13 org.. oklah.. sekian sajer luahan perasaan utk hari ini.. aku kena pegang pada prinsip kerja kena ikhlas.. tak puas hati memang ada tp tokleh lebih2 sangat dan insyaallah tuhan akan bagi reward jugak pada kita kalau kita ikhlas..

Semalam hingga ke hari ni aku mengalami sakit kepala.. sakit kepala dari tengkuk+ mamai2 kat kepala aku.. nak kata darah tinggi aku dah check dgn doktor yg aku takde darah tinggi.. tapi puncanya aku dah tau.. Kari.. minggu ni merupakan minggu kari untuk aku.. dari selasa sampai khamis (semalam) menu kari.. bukan salah aku tapi salah org yg ajak aku pegi.. takkan aku nak tgk je diorang makan..

Lepas meeting gi makan dan terkial2 aku nengok Jan Jongsma makan atas daun pisang..

Cuti Yg Sungguh Bermakna Part 2

Hari ni sebelah pagi aku ke pasar bersama family.. cari bahan nak masak tengahari.. hujan punyerlah lebat lepas balik dari pasar.. ribut pun ada.. hari ni aku yg masak sementara wife aku jaga anak.. sebab dah lama tak masak rasa enjoy pulak.Sesungguhnya memasak adalah salah satu terapi utk diri aku.. rasa relaks dan tenang fikiran aku bila time masak... . bukan senang nak masak sabtu ahad ni. selalunyer aku dok ter peruk kat pasar tani atau pun kat kedai2 hantar Stevia.. tapi hari ni walaupun cuti ada jugak la org datang umah.. pelanggan biasa dok Tmn Koperasi.. sebulan sekali mesti dia datang..
lepas makan aku kuar hantar kereta aku gi cuci.. balik membuta dan lepas membuta belah2 petang gi Giant.. so enjoy dapat merehatkan badan.. esok episod baru bermula.. nak menyiapkan Kpi dan project2 kat office tu.. hai.. bila lah aku buleh berhenti kerja dan duduk goyang kaki jer tanpa memikirkan semua ni..

Cuti Yg Sungguh Bermakna

Minggu ni aku cuti dari berniaga kat Pasar Tani (Order online dan kat rumah tetap jalan takde cuti) .. biler sebut minggu ni maknanya hari ni dan esok.. sungguh puas dihati aku.. dapat menghabiskan masa bersama keluarga.. semua ni sebab rakan kongsi ada hal di sarawak..
Ini adalah peluang aku untuk merembat terus ke jaring pihak lawan..(terover sbb Germany menang dgn Agentina).. so aktiviti bermula seawal 7.30 pago aku telah pegi membeli nasik lemak yg populer kat Wangsa Maju Syek 2.. sampai masuk Warung Kita astro tuh.. kira pembelian sarapan yg paling jauh aku pernah buat (sentul - Wangsa Maju) tapi jodoh dan jarak didekatkan oleh DUKE.

Selepas makan dan aku terus kuar bawak kancil gi Kedai accesories utk tukar radio dan pasang tinted.. tunggu punya tunggu dari 9.30 sampailah pukul 2 baru siap (sempat jugak gi buat POS laju Stevia ke BB Bangi).. cinabeng betul.. aku kira macam aku kerja kat kedai accesories setengah hari la pulak.. letih menunggu..

Bila semua selesai belah petang terus ke Aquaria sbb dah janji ngan bebudak dan ibu budak nak bawak gi sana. Tiket utk 3 org mahal nak mampus. Tapi overall bila anak2 aku enjoy aku pun kira enjoy gak la... so enjoy je lah photos nyer yek.. esok cuti lagi .. soo nak gi merayap lagi(Tapi esok ada org nak dtg umah beli Stevia.. camaner aku nak kuar?).. minggu depan kena kerja balik huuwaaa!!!
